valutatore immobiliare / valuers in Italy
Hello!!
Firstly i would say sorry im writing in english, but unfortenetly I dont speak Italian. Ive got few questions about valuer profession in Italy: - how to become qualified valuer? is there some state permission for valuers? - if valuers can appraisal other stuff f.e. companies, assetes, machines? - how many valuers are in Italy?? how was it look over several years? - what information use valuer to appraisal in Italy? planning consent, land registration, cadastre? - sources of market datas using to valuation. Ill appreciate any kind of help even if you show me other Italian websites, where can i ask about that

There are few players in the market for companies, some of them are local branches of multi-national companies. I have to say that even in this field the Italian situation is actually not on the edge of the market. This is expecially due to the fact that industrial buildings in Italy are old, that it's difficult to obtain construction/refurbishment persìmissions and so on. There are few companies/institutions that monitor the housing and industrial building markets (Nomisma, Agenzia del Territorio...) and most of them present only macro-data in public, while sell micro-data. Obviously, in evaluating an office building (or a project) cadastre, land registration and planning consent are taken in account. Here the local communities (Comuni) have often financial problems, and are prone to accept huge building projects in exchange of substantial building contributions. |

I'd add that the companies you mentioned aren't not much independent respect to the market operators, as they're controlled by banks and companies tightly operating in real estate market (builders, for example, but not only). To simplify: there's no transparency in italian real estate market |
